Metrotown Station: compare the exact side of the tracks

The Metrotown station area puts transit and the town centre at the centre of the search. It is not one uniform setting: Station Square, the Beresford corridor and the Bonsor side involve different routes, crossings and entrances. Walk from the building lobby to your usual destination rather than comparing straight-line distances.

Patterson: test the park-side routine

The Patterson side is worth exploring if Central Park is part of your routine. Do not assume every Patterson-area home faces the park or has a quiet exposure. Compare the individual balcony, nearby roads, rail alignment and the route to groceries as carefully as the station connection.

Compare two actual homes

Choose one candidate near each station with a similar bedroom count and usable floor area. Then compare asking price, current strata fees, parking, storage and condition. A cheaper listing with a less useful floor plan or a different maintenance outlook is not automatically the better buy.

Visit at the times you will live there

Try a weekday commute and an evening walk. Note lighting, road crossings, stairs, slopes and weather exposure. Inside each home, check sound with windows open and closed, elevator access and the path between parking and your suite. These observations are more useful than an unmeasured walking-time claim.
