Newer towers may offer layouts, equipment or amenity spaces that suit your routine. Verify the actual specification: air conditioning, EV charging and locker availability are not automatic. In recently occupied buildings, ask which amenities are open, whether construction remains nearby and which operating costs are reflected in the current budget.

What established can offer—and what to check

An established tower gives you a longer history of operations to review. That history is useful only if you read it: examine maintenance planning, completed work, recurring issues and decisions recorded by the strata. An older building is neither a bargain nor a liability simply because of its age.

Compare space you can actually use

Similar advertised square footage can feel different because of corridors, angled walls or the relationship between living and dining areas. Check measurements independently before relying on them.

Make an ownership-cost comparison

Start with the current fee for the specific home and identify what is included. Add costs that sit outside that fee, and discuss planned capital work and insurance with qualified advisers. Do not rank a building by a low monthly fee alone: scope of service and maintenance requirements can differ substantially.
